
Dear Settlers.
You are pleased to be informed that through the meetings with the different Committees and in general, due to the requests of the settlers, some new processes to the regulations were raised at the recent annual meeting, which include some penalties to be reinforced, but we are sure , will serve to help us achieve a more orderly community.
These additions are described below:
Regulations and Penalties
Dogs.
⦁ Any dog without a leash, with or without owner will be fined $2000 pesos. (Any dog who is not on the owner’s acutal property must have a leash on)
⦁ Noise nuisance for excessive barking. $500 pesos per infraction. (within acceptable decible range)
⦁ Not picking up dog waste. Fine of $2000 pesos.
Parties.
⦁ Until 1 am inside the owner’s residence or backyard: This includes both live bands and pre-recorded music- inlcuding Banda, Norteños, Mariachi, Rockolas, or Dee Jay etc.
⦁ If a live band is playing, they must register at the main gate, fill out the necessary permits and leave a valid form of ID. This is to ensure the safety of all residents.
⦁ It is forbiden to rent out one’s residence for private parties. There is a penalty of $20,000 pesos and a ban of any future parties.
Speed Limit Enforcement.
⦁ A fine of $2,000 pesos per incident shall be enforced.
Home Exteriors and Patio
⦁ Homes and patios should be kept tidy and presentable at all times. Unkempt lawns and overgrown weeds need to be maintained. Swimming Pools should also at all time be serivced properly as they present a health problem in terms of mosquitos, culprit of bad odors and are over all a blight on our beautiful community.
⦁ Penalties for the aformentioned will run anywhere between $1000 to $5,000 persos monthly.
Home Waste Receptacles
⦁ Each home should have their own waste bin which is to be kept at the home.
⦁ Every condominium should have their own waste container or specific area for trash.
⦁ It is absolutely prohibited to place one’s trash in any other area that is not their property, unless it is a waste bin of the homeowner’s association, park etc.
⦁ Fine of $2,000 pesos per infraction.
Trailers and Boats.
⦁ It is prohibited to park them in empty lots, likewise on the streets. Even if the ownder of said empty lot has given permission, it is still not allowed, all lots are for homes not parking.
⦁ A fine of $2,000 pesos per incident.
Skidmarks on Streets by Cars.
⦁ It is prohibited to use the streets for donuts, turfing, or any kind of tricks with a vehicle.
⦁ The fine is $2,000 per incident.
⦁ Accordingly, the fine shall be from $2,000 to $5,000 pesos to whoever leaves the roads marked with skids, as this requires deep cleaning to remove and is quite costly.
