On January 10, 2026, the annual assembly for residents was held, as scheduled in accordance with
the provisions of the bylaws of this Association, Section Twenty-Sixth, subsections I, II, III, and IV.
The assembly was convened and published in the local press and notified to the residents of the
subdivision. The assembly was convened and the agenda began at 8:29 a.m.
The president of the assembly, Mr. Dino Durán, then read the report of activities for the year 2025.
The continuation of the Board of Directors was proposed and approved for 2026, with the
following composition:

The most relevant comments during the Assembly and in General Business were the following
points:
• Adriana Garza, 1269 Fuentevilla Street, proposed that regulations be considered, including fines for residents who do not mow their lawns or maintain their swimming pools.
• Brian Morgan, 338 Julio Berdegué Aznar Circuit, complained that the golf course is not a park for residents and that they should be more aware and support the Club, given that this is significantly harming the operation of the golf course. He also noted the large amount of dog excrement from residents’ dogs.
• José Carlos Canizales, Marbella Condominiums E-03, suggested better oversight and evaluation of the Association’s employees.
• María Elena Martínez, Lagos Tower, complained about young children parking a golf cart outside her building, playing music, and leaving trash. She also expressed her gratitude for the efforts being made to address the problem of stray dogs.
• María del Rosario Zárate, Marbella Condominiums D-01, requests support in raising awareness among residents about not throwing trash in bins that are not their own, simply because they don’t want to use their own. She suggests that a fine be imposed.
• Miguel Osuna, Don Alfonso Street 619, proposes that the Assembly should focus more on proposals than complaints. He also proposes continuing the waste sorting efforts and moving to the next levels, such as glass recycling, compost collections, etc.
• Yadira Juárez, Marina Plata Residential Complex, congratulates the residents on the new access system to the development. She also thanks them for their support with the resurfacing of the pavement on Reino de León Street. She requests support for improved lighting in the Marina Plata
area.
• Javier Hidalgo, Lázaro Cárdenas Street 1372, congratulates the Residents’ Association office for its good management. He also expressed his gratitude for the improvements made with the new access system. He proposed gathering ideas to renew the urban image of the subdivision with the
cooperation of the resident architects, including himself.
• Gabriela Gaeta, Villas Alhambra C-1, proposed that future expansion plans for the subdivision include sidewalks.
• Sandra de Laveaga, José Velazco Street 1510, invited residents to contribute to improvements in their immediate surroundings, such as gardens and planters.
The suggestions, comments, and proposals made by the residents of the subdivision were noted and will be reviewed by the committees.
Among the projects and actions presented for approval were:
• Improved strategies for managing Halloween crowds.
• Continue the street improvement project in the neighborhood.
• Regulate the volume of music at parties, given its impact on nearby residents. Review the entry of speakers that do not guarantee acceptable volume levels.
• Continue efforts to prevent dogs from running loose.
• Prohibit public parties. Establish a protocol for actions by the authorities.
• Training workshops and programs for security guards.
• Implement an automated system for issuing fines to speeders. “Phase One.”
The Residents’ Association works every year to improve the quality of security, maintenance, cleaning, and administrative services in this neighborhood. Therefore, our team is committed once again to continue striving to improve collections and resource management.
Taking into account the expected inflation rate for 2026 and the mandatory 13% increase in the minimum wage that directly affects us, and in order to cover the expenditure budget, we propose applying an 8% adjustment to the maintenance fees.

Dues must be paid no later than February 28, 2026. Those who pay after this date will be charged an additional interest on top of the current dues amount.
