Annual Maintenance and Surveillance Report

Following, a summary of some of the works and projects carried out by the maintenance and surveillance teams of our HOA (Unión de Colonos).

During the period of January to December, there were 63 water leaks repaired, which are following detailed:

At Julio Berdegué Aznar Circuit by homes No. 45-D, 80, 83 (2), 93 (2), 96, 158, 172, 311, 458, 977, 1012, 1028, 1459, 1478 and across Alhajas Golf Course 5 Moro.

Santa Gadea Street 378, 388 y 399.

Doña Ximena Street, by homes No. 268, 273, 275, 276, 283, 292 y 300.

Doña Elvira Street 222 y 241.

Doña Sol Street, by homes No. 158, 171, 210 (2) y 211.

At La Isla, by homes No. 992 (2), 993, 1010, 1029 and by Stone Arch. 

At Don Alfonso 625.

At Conde de Oviedo 793 y 829.          

At De La Colina Street 505, 512, 535, 556 y 577.

Repair of the sewer lines.

 

Repair of a stretch of sewer line, at De La Colina Street, at the El Toreo section, where a schedule 40, 10” PVC pipeline was placed; after that, the cobble stone and red concrete pavers were placed (8 meters).

The home No. 455 sewer discharge line towards the main pipe was repaired.

The sewer discharge line towards the main pipe at Marina Plata in front of homes 2413, 2414 and 2415 was also repaired.

A stretch of the main sewer drainage line by the Julio Berdegué Aznar Circuit, in front of homes No. 27 and 53, was repaired where 6 household water intake hoses and the sewer discharge were replaced. Subsequently, the space was filled with base material and compacted gray ballast to place the pavement (50 meters).

A section of the sewer pipe by home 288 at Doña Ximena Street was repaired. After the repair was completed, the patching was done with cobble stone and red patterned concrete pavers.

A section of the sewer drainage line was repaired on the sidewalk of home No. A3, at Villas La Alhambra (9 meters).

The concrete slabs were repaired.


Sections of concrete slabs at Julio Berdegué Aznar Circuit, by homes No 70 and 71, were repaired; This includes demolition, compacted fill and casti ng. The potable water lines were also replaced (123 meters).

Several sections of the slab at Julio Berdegué Aznar Circuit, at a stretch by homes No. 72, 73, 75 and 80, were repaired. This includes demolition, compacted fill and casting. Also, the potable water lines were replaced (123 meters).

Several sections of concrete slab at the Julio Berdegué Aznar Circuit were repaired, by homes No. 81, 82, 83 and 455. This includes demolition, compacted fill and casting, as well as de potable water lines which were replaced (30 meters).

Repair of several sections of concrete slab at the Juliio Berdegué Aznar Circuit, by homes No. 89, 90, and 91. This includes demolition, compacted fill and casting, also, the potable water lines were replaced (55 meters).

At the La Isla section, several concrete slabs were rebuilt, near the entrance arch; this, due to structural faults, such as cracks, caused by water leaks, this includes demolition, compacted fill and casting. Also, a section of the potable water line was repaired.

At Julio Berdegué Aznar Circuit, by home 83, the pipes were repaired due to structural damage (cracks). This includes demolition, compacted fill and casting. Likewise, at La Tizona Street, by home 648.

Two concrete slabs were repaired by De La Colina Street, in front of Club del Sol condominium due to a water leak.

Repairs of several pieces of concrete slab were completed at Julio Berdegué Aznar Circuito, by homes 89, 90 and 91. This includes demolition, compacted fill and casting, also, the new potable water lines (55 meters).

Diverse works

 

Construction of several niches for garbage disposal at De La Colina Street, La Tizona, in front of Villas Alhambra and Villas Club del Sol, Castilla de León and Puerto España.

Construction of a stone wall and reconfiguration of the parking area to increase capacity at the Island's children's playground.

Repair of a storm mesh by the sidewalk at the Marina section towards the first road bridge.

Repair and replacement of storm mesh gates at the gate serving the construction of Sevilla Mía (first road bridge at the Marina).

Repair of several storm mesh sections and concertina wire: such as at the corporate building parking.

At the wall in front of Tenis Villa.

At the bridge wall by the Sevilla Mía Residential.

Perimeter wall by the Ancla (Anchor) gate

Storm mesh on the Tizona wall (in front of Burgos).

Replacement of concertina wire of the perimeter wall (the wire mesh with razors) at De La Colina Street at El Toreo.

Repair and placement of metallic structures on the walkways (raised crossings), by homes 1279 and lot 1496, at Lázaro Cárdenas Street by homes No. 1325 and 1397, to increase the rainwater drain capacity.

At lake 3 of Castilla, a new metallic structure was installed to keep plants and tree debris out, towards the drainage pipe.

At Julio Berdegué Aznar Circuit, in front of the suppliers´ guard house, a hose was installed to serve the new internet line, to support the new access control system for workers and service providers.

Landscaping work done on medians. Cleaning, trimming and weeding in vacant lots, as well as other lots in the subdivision, especially after the rainy season. Cleaning of Streets medians and roundabouts.

Cleaning of canals and docks at the Marina, garbage collection done by foot brigades and in boats (boat and kayak), which the HOA has available. Inspection of the ecological island, particularly the vertical stone walls and slopes to determine the places needing to be repaired. Collection of 39 tons of debris from the biobarrier, navigation canals, and docks, because of the rainy season.


Monitoring and Surveillance.

 

More employees were hired, to serve the needs of the subdivision, where required. They are regularly trained and are being trained to improve the surveillance and security tactics.

Inspection of works, which consists of visiting the construction sites, where the workers are asked to show they backpacks, bags and their belongings to inspect them (searching for drugs, tools and equipment not pertaining to their jobs); furthermore, the daily inspection in the nighttime to prevent people from hiding in the construction sites.

Inspection of gardeners´ vehicles which circulate within the subdivision, to prevent any possible undue removing or transporting items such as tools, pots and others, within the subdivision itself.

Patrolling the area outside the subdivision, on the street parallel to the La Tizona Street; since there have been signs of individuals that have trespassed by climbing over the perimeter walls.

Daily actions to make people aware of the rules regarding the care of their pets, which should not be let loose, and the owners should clean up after their dogs. (Fines have been assessed to residents who have infringed this regulation).

We worked on the guard houses, at Marina, Ancla, Toreo, Arco Principal (Main Arch Gate), Puerto de Cádiz, and Vivar), completing civil engineering tasks like cutting grooves, installing conduits, and running cables. We also purchased the necessary equipment for setting up cameras and a surveillance system.

We purchased and installed video surveillance equipment at the gates, for better control of the visitors and workers entering the subdivision.

We also purchased three motorcycles to carry out surveillance tasks, like patrolling.

The boat patrol navigating by the dock’s perimeter and the navigation canal, removed a total of 1,374 individuals that came in to fish.

We ran an audit of the magnetic stickers to purge the database and to void more than three hundred irregular tags (be it the sticker on the vehicle glass or in hand, or that the vehicle with such sticker did not match the database). The record of stickers was updated, as many residents sell their vehicles and do not report this fact to the office.

Central monitoring equipment was purchased and installed on Jose Ramón Fuentevilla Street, Julio Berdegué Aznar Circuit, in front of home 45 and the access to the golf course, at Doña Ximena Street and José Velasco Street.

New equipment was installed at various locations within the subdivision, antennas were installed to improve the communication network.

Civil engineering work was carried out at the Suppliers' Guard House, including cutting grooves in the road for conduit installation and running electrical cables for the new barrier system. To enhance traffic control, four vehicle barriers were installed.

At the Julio Berdegué Aznar Circuit, in front of the suppliers´ guard house, a cable for the new internet line was installed, to support the new workers and service suppliers´ access control system.

In the year 2024, a total of 726,009 individuals came into the subdivision, the breakdown as listed:

154,348 diverse services, among others.
